Flooring in an apartment or condo building works harder than flooring anywhere else. It carries residents, visitors, deliveries, pets and moving carts every day, often in the same few places. A smart flooring plan therefore starts not with a favourite colour, but with traffic, durability and how the building will stay in use while work happens.
High-Traffic Common Areas Wear First
Lobbies, corridors and amenity rooms usually show wear first. Entrances collect grit and moisture, corridors take constant foot traffic, and amenity rooms host gatherings, fitness use and events. These areas need surfaces that resist scuffs, stains and dents, clean easily and still look welcoming. They also need safe transitions and finishes that can handle cleaning equipment without dulling quickly. Choosing a product for its appearance alone, without checking its wear rating and maintenance needs, is a common and costly mistake in shared buildings.
LVP and LVT Versus Carpet Tile, in Plain Terms
Luxury vinyl plank and luxury vinyl tile, often shortened to LVP and LVT, are hard, resilient surfaces that mimic wood or stone. They resist moisture well, clean with simple routine care and stand up to rolling loads and heavy traffic. Carpet tile is made of individual squares that can be replaced one at a time. It softens sound and feels warmer underfoot, but it needs regular vacuuming and prompt attention to spills. Many buildings use both: a resilient surface at entrances and in amenity spaces, and carpet tile in corridors where noise control matters. The right mix depends on traffic, acoustics, cleaning capacity and the look the board wants to maintain.
Plan for Suite Turnover Flooring
Suite turnover is a separate decision from common-area flooring, but it should follow the same logic. A standard, durable product that can be installed quickly between residents keeps suites rentable, reduces vacancy time and makes future repairs predictable. Keep a consistent specification across suites where possible, and store spare planks or tiles from the same product and colour run for repairs. When every turnover uses a different product, maintenance becomes guesswork and matching a damaged area becomes difficult.
Phased Installs Floor by Floor Keep Residents in Place
Replacing flooring in an occupied building does not have to mean emptying it. Phased installs, floor by floor or section by section, allow residents to remain in place while work moves through the building in an orderly way. Each phase should have a defined start and finish, clear notices, protected access routes and a plan for noise, dust and elevator use. Completing one floor well also gives the property manager a chance to check quality and resident feedback before the next floor begins.
Durability, Warranty and Maintenance
Before choosing a product, ask about its commercial wear rating, its warranty terms and what maintenance it actually requires. A warranty that depends on a cleaning routine the building cannot sustain is not a practical warranty. Confirm who handles warranty claims, what is excluded, and how long replacement stock will remain available. Then write the maintenance plan down: entrance matting, routine cleaning, spot repair and periodic deep cleaning where needed. Learn more about the service on our commercial flooring in Calgary page.
Schedule With Move-Ins in Mind
Flooring work and move-ins often compete for the same elevators, corridors and loading areas. Coordinate the schedule early with the property manager, reserve elevator time for both crews and movers, and avoid blocking the main entrance during peak moving hours. Where possible, schedule noisy cutting or demolition away from quiet hours and give residents a simple timeline they can plan around.
