Painting a condo building touches shared walls, balconies, parkades, corridors and the daily routines of many residents. When a board plans well, the project protects the building, keeps owners informed and avoids rushed decisions that lead to disputes. The difference is usually made months before work begins.

Start Planning 6 to 12 Months Ahead

Begin six to twelve months ahead of the work you want done. That window gives the board time to inspect the building, agree on scope, confirm funding and book a contractor for the right season. Calgary weather matters for exterior work, and reputable commercial crews book early. Early planning also leaves room for a colour review, a resident notice schedule and repairs that should happen before painting, such as caulking or concrete work. A project started in a hurry often forces compromises on preparation, and preparation is what makes paint last.

Align the Project With the Reserve Fund Study and Budget Cycle

Most condo boards fund major exterior and common-area painting through the reserve fund, so the reserve fund study is the natural starting point. Check when painting was last completed, what condition the current coatings are in and whether the study’s timing still matches reality. Then fit the project into the annual budget cycle, including any reserve contribution decisions that need owner communication. Boards that present a clear scope, a realistic timeline and a funding plan tend to get smoother approvals than boards that present a single number with little context.

Get Two or Three Comparable Quotes

Ask for two or three quotes on exactly the same scope, the same preparation and the same paint specification. If one contractor includes power washing, priming and two finish coats while another prices only a single coat over unprepared surfaces, the quotes cannot be compared fairly. A written scope should name the areas to be painted, the preparation steps, the products and sheen, the number of coats, and who is responsible for protection, cleanup and touch-ups. Comparable quotes protect the board and reduce the risk of unexpected extras once work begins. For a closer look at the service itself, see our commercial painting in Calgary page.

Choose Colours With Board Approval in Mind

Colour choices for a shared building deserve more care than colour choices for one home. Test large samples on the actual building, view them in morning and evening light, and consider how they sit beside brick, stone, roofing and neighbouring buildings. Keep the palette restrained and easy to maintain, and record the approved colours and products for future touch-ups. Where bylaws or architectural guidelines apply, confirm approval early and keep the decision in the board minutes.

Schedule Around Residents, Balconies and Parkade Access

Good scheduling is resident communication. Give owners clear notices well in advance, explain which balconies, stairwells, corridors or parkade areas will be affected and on which dates, and say what residents need to move or protect. Plan for balcony access, elevator use, parking changes and safe walkways, and build in time for weather delays on exterior work. A single point of contact for questions helps property managers answer owners quickly and keeps small concerns from becoming complaints.

Why Phased Blocks Work for Big Buildings

For large buildings, phasing the work by block, elevation, floor or section is often the smartest approach. Phasing keeps part of the building fully usable while another part is painted, limits the number of residents affected at any one time and gives the board a chance to review quality before the next phase begins. It can also spread funding and scheduling pressure across more than one season. The key is a phase plan agreed in advance, with clear start and finish points and a consistent standard of preparation and finish from the first block to the last.
